| Perlis - Malaysias Smallest State and Northern Gem |
|
With only eight hundred square kilometers in total land area, the Malaysian state of Perlis qualifies as it’s smallest, and the number of people here is also evenly matched with the land area, just above two hundred thousand people at last count. The state of Perlis is situated on the northerly side of the western coastal area in Malaysia. There are two provinces belonging to Thailand to the north of Perlis, namely Satun and Songkla. The state has plenty of charm to keep you delighted when you stay in the area, with nice villages, breathtaking scenery and a relaxed pace of life, perfect for getting away from the rush of city life. There are also plenty of attractions to be found in the state, with a snake farm, Gua Kelam, and Perlis State Park, which has much to offer to its visitors and Wang Kelian Sunday Market, situated right on the border of Malaysia and Thailand. While you’re out shopping in the market, you’re actually crossing the boundary into Thailand, which is one unique part of the whole experience, aside from the many Malaysian and Thai wares up for sale there. Perlis State Park is much smaller compared to other national parks, but still, there is a lot to be seen here, and lots of activities you can do. It’s also located right on the border to Thailand, and you can camp in the grounds with permission from the park management or you could sleep in small hotels nearby. The wildlife here is diverse, with plenty of animals, and lots of bird species to be found while you’re out in the park hiking. One unique attraction in the park is exploring cave systems there, but amateur spelunkers are advised to go when dry, as flooding occurs quickly in the caves during rainy periods. Perlis’ Geography and ClimateThe land area of Perlis is unique, as there are Thai provinces to the north of the state, Malacca Strait on its western side, and Kedah occupying the south and eastern sides of the state. Perlis is sandwiched in between all of these. Even with all of these other areas surrounding it, access to Perlis is easy, and you can reach the capital of Kangar by train from Arau, the royal town, where all rail travelers going to Perlis arrive. The weather in Perlis is of the tropical variety, with the summer months from January up to April being generally dry. The days are also mostly warm, but nighttime brings about lowered temperatures. During September up to December, the rainy season occurs, bringing most of the annual rainfall during this period. The average rainfall annually is around two thousand mm, going up to two thousand five hundred, and the temperature varies little throughout the year, with the highest temperatures being thirty-two degrees Celsius, and the lower end at twenty-one degrees on average. Economic BackgroundThe backbone of the economy of Perlis is based mostly on agricultural products, which partly shows in the layout of the whole state as well, with wide areas being dedicated to fruits, rice plantations, and sugar production. Perlis being a coastal area, there are also lots of fishing activities here, and also forestry supplementing the economy. The state government of Perlis is trying to diversify the economic background of the state by letting in more manufacturing businesses to let the state have strong economic growth in the future. Tourism activities in the area are also a very good source of income for the residents, with visitors coming in to see the unspoiled nature of the area. Investing in Perlis PropertiesThe primary appeal of buying a real estate in Perlis is that the surroundings make for a nice, relaxing environment, and the laid-back lifestyle makes the pace of life go slower, a far cry from the big cities where everything is at a harried pace. Most of the properties being offered up for sale in Perlis are classified as residential, and are classified depending on their structure, whether it’s a single-story bungalow or a two-floor residential complex or even going as big as a villa. Units up for sale might be furnished or not, it just depends on the seller or developer’s package. An example of a typical housing unit being listed up for sale or rent in Perlis would be an offering of Ah Yer! Malaysia, a realty website specializing in Malaysian properties, which offers either for sale or for rent properties, has an asking price of RM two hundred forty thousand. You could also choose to rent it at RM seven hundred per month, and the unit covers three thousand square feet. The property is a modest development compared to the ultra-luxurious condominium units being offered up for sale. The price is also attractive enough if you want to invest in properties for yourself to use as a vacation home, or you could also use the housing unit as a renter home for those going to Perlis for a visit. Property appreciation for real estate in Perlis is stable enough, and keeping with the rest of the state in terms of growth. There are also efforts by the government to lift the status of the states in Malaysia, and among these is Perlis, which would call for five hundred thousand new jobs in the NCER, or Northern Corridor Economic Region. With the expected rise in industry here, land prices will surely follow suit as more people need or want to buy properties here, whether for operations or personal use. There are also designs on building a railway system in the area, boosting the economic infrastructure in many ways, not the least of which would be tourism. Along with the railway, there are also transportation system improvements to be made in the state. With these in mind, buying land or properties now in Perlis could prove to be one wise investment choice because of the growth potential of the state for you. |
