Selangor - The Richest State in Malaysia

With the highest GDP among all the thirteen states of Malaysia, Selangor is the richest among these states, as well as being the second highest when it comes to GDP per capita. Not only is Selangor rich in revenues, but it is also a historical marvel, with origins dating back to the fifteenth century, and its role in helping the whole of the country evolve into what it is now is widely regarded. The state of Selangor is the most fully-developed among all the states in Malaysia, also the most urbanized and with the most industrial developments. It’s a true haven for modern businesses with its industrialized environment.

Demographics of Selangor

Selangor has the highest number of residents among the other states in Malaysia, at almost five million residents in the state. The largest ethnic group in Selangor would be those coming from Malay descent, at over half of the population, and Chinese descendants coming in second highest. Indians make up the last of the large ethnic groups, and those coming in from other ethnic backgrounds filling up the remainder. The central position of Selangor in Peninsular Malaysia has made the state a hub for industry and transportation routes, giving rise to a demand in migrants coming into the state for work. The population growth in Selangor is also the highest among all other states due to the added impact of illegal migrants coming into the city, not the least of which are aiming to go into Kuala Lumpur, the Federal Capital.

Geographical Area

Selangor’s position in peninsular Malaysia’s western portion has given it tremendous advantages in terms of development opportunities available to it. There are almost eight thousand square kilometers, and the area has plenty of resources that have made a huge difference in the economic growth in Malaysia. Tin mines abound in the area, as do rubber plantations and oil palm growers, which are the three major products that boosted Malaysia’s economy when it was just starting out. Klang Valley lies on the western side of Selangor, where most of the tin mines are located. It has been a major area of dispute during the civil war. The coastal area of Selangor is also dotted with fishing villages on the coastline itself, and going east after Kuala Lumpur, the scenery changes from being coastal to hill terrain, and Genting highlands are part of the forest and hill areas as one of the main hill stations.

Economic Background

One of the strongest economies in Malaysia is found in Selangor. There is economic diversity in the state, with plenty of industries to keep the economy vibrant, and the players here are industrial, commercial, tourism activities, and agricultural industries that make up the whole of the economy in Selangor. Oil Palms and Rubber trees are the major moving forces behind the agricultural scene in Selangor, as well as industrial production in the state. The economic boost provided by these has made Selangor into the most industrialized state and the growth of these industries further fuel the growth cycle of the economy in general.

Mining for tin has also been one of the staple industries in Selangor, and combined with the oil palms and rubber plantations, these form the very core of the economy of the state. In recent years tourism has been a strong force in revenues of Selangor, with the huge number of visitors stopping by the state spending loads of money. The economic conditions were at a decline during the mid to late nineties, with the manufacturing industry weakening from thirty-six to thirty-four percent in two years, from 1995 to 1997. However, the economic situation now is much brighter for Selangor, with the state not only having bounced back but also growing at an even faster rate than before.

Selangor Property Investments

There are lots of activities in Selangor relating to real estate and property holdings. A majority would be in the federal capital of Kuala Lumpur, where the urban development is still continuing as strong as ever, but the rest of the state is not being left behind, with plenty of development projects underway or in the pipeline for Selangor’s property market. In fact, according to Asean Property News, the state has an additional investment this year from an undisclosed European company in the information technology industry to the tune of RM five billion. These funds will be used to develop the Science Park 2 in the state, with twenty-five hectares of land area being devoted to this effort. This amount is above and beyond the six billion invested by other multinational companies in the previous year.

If you’re looking for property developers operating in Selangor, one good choice would be to go with Selangor Properties, AKA Selprop. It’s one of the oldest companies in real estate development operating in Malaysia, and has a lot of development projects underway not only in Selangor but also the rest of the country. Investing in properties located in Selangor gives you a wide array of choices, from residential developments to industrial and commercial projects. It all depends on your strategy, but as trends go, residential picks are hard to beat when it comes to profits earned for the amount invested.

For Residential projects, a condominium is due to be launched within the year, still owned and developed by Selprop, which should be a good sign, and is slanted more toward being a luxury offering. The projected price would be RM eight hundred per square foot, comparable with the pricing in the area of the condominium. For your money, it’s hard to top investing in a state with so much growth going on as Selangor, and low costs in construction could mean high profit margins on your investment, giving you great returns no matter what amount you invest. With these advantages, it would be best to give the most modern state a go in investment, and you’ll surely reap the benefits in a short amount of time.

Newsflash

On the road linking Rabat and Tangier lies Kenitra along the Atlantic Ocean by the Sebour River.  Marshal Louis Hubert Gonzalve Lyauteyin founded Kenitra in 1912. He was the primary French resident general who converted Kenitra into a military fort in place of Larache.  It was under Lyauteyin’s rule when Kenitra was renamed Port Lyauteyin. In 1965 when the French relinquished Morocco over to Moroccan rule the name was changed into Kenitra.

Nowadays, Kenitra is still a very significant naval base and it is exporting grains, fruits, vegetables, citrus and zinc coming from the Midlet and cork souced from the Mamora forests.  The city also ventured into textile milling, tobacco processing, fish importation and fertilizer processing.
