For Philippine residents and visitors alike, Boracay Island is the place to go for a premier vacation experience, with long stretches of white sand beach, a lively club atmosphere during the night, combined with extreme water sports, and a perfect vacation experience from the many sights and sounds in the area. Boracay Island is one place everybody should go to when they stop by the Philippines on vacation. A Small Island ParadiseOn the map, one could hardly notice the Island of Boracay, which sits just off the corner of Panay Island. Boracay belongs to the Aklan Province in Region VI of the country, and also part of the western Visayas island group. At the longest point the island is seven kilometers long, and at the narrowest it is less than one km. The total land area of the island is just over ten square km. It has a longish shape reminiscent of that of a dog bone. Going to and from the island is done by boat, with Cagban serving as the main entry and exit point at the south of the island. The eastern portion is also an alternative access point when weather conditions favor the area. White Beach and Bulabog Beach are the two main island attractions in Boracay. White beach is the one you want to go to when you’re just going for a day walking in the sun and swimming to your heart’s content. Four kilometers of sandy strip are the perfect thing for visitors and the area is lined with plenty of establishments to cater to the tourists in the area, with restaurants, lodging houses and hotels, among others. The beachfront path in the central area of the beach is about two kilometers long and to the north and south of it are establishments directly on the beach front. White beach is located on the western side of the island and can be reached via the main road which connects to the beachfront path. Bulabog beach at the eastern side of the island is better suited for those going for water sports, with the strong winds ideal for windsurfing or kite boarding days. Climate ConditionsThe weather and climate in Boracay is defined mainly by the two prevailing seasons in the island, which are the Habagat and Amihan seasons, which locally mean the two directions that the wind goes throughout the island in different times of the year. Habagat is the southwest monsoon, which is the time of year when most of the rainfall occurs. The Amihan is the northeast wind, a cool breeze wafting in to the island’s eastern portion, and on the western beach the sea is calm and resembles a sheet of glass. This weather patterns tie in with the La Niña and El Niño, and for visiting the island, it’s more ideal to go in during the Amihan season, which offers the best balance of temperature, the wind conditions and minimal rainfall so you can really enjoy your time at the beach, especially during the months of September going through March.
Travel in BoracayThe island of Boracay is just a small area, and there isn’t really any room for a major motorway in the island. Motorcycles are the main method of transportation throughout the island, and as alternative, quad bikes are also available for rent there. Of course, you could also go with your mountain bike for some exercise while touring. Public transport is done mostly by pedicabs should you want to not bring any vehicles with you. You won’t have a rough time communicating with the locals in Boracay, as English is widely used throughout the island as a second language, with Filipino being the primary language in the area. There are lots of expatriates in the area on vacation, being a tourist destination and all that the locals are used to interacting with non-residents. Boracay Property InvestmentsThe small land area of Boracay island, combined with the insatiable demands of tourists traveling to the island means that demand outstripping supply for properties here is a given. The most lucrative market for real estate developments would be those aimed at the transient visitors, that is, for vacation goers, and getting the profits mostly from rent revenues. Investing in a property in this area you’ll get the normal land price appreciation along with rentals from tourists, as well as being able to use it yourself. There isn’t a lot of activity going on in the real estate market of Boracay, with only a few players dominating the real estate scene. One of the latest projects is the Balaihara Newcoast Villatel, which are basically an apartment, hotel and condominium rolled into one. The location is in prime real estate, and premium prices are charged as there is a fairway nearby, along with a resort, letting guests remain close to their vacation home even when out on the beach or playing a round of golf. The purchase of a unit in one of these properties gives you the full ownership experience when you’re staying in the area, and during the times when you aren’t staying in your apartment unit, you’ll get to have your property managed by the corporation and operated as rental housing units, giving you earnings even while you’re not using it. The huge number of tourists coming in to Boracay means that there is a constant supply of tourists stopping by the area and only a minimal amount of vacancy time for your unit. The management is also responsible for taking care of the housing unit in your absence, so you won’t have to lift a finger once you’ve purchased the unit, they’ll do everything for you. With such a good deal as this, one could easily see the benefits of purchasing a Balaihara unit in Boracay, and the earnings, the vacation use, and the property appreciation all combining to give you one investment that is a sure winner. |

The advent of tourism and trade in Morocco has fueled the economic growth of the region. Since the North African state opened its doors to the world, it has reaped a multitude of rewards that spelled growth and profit. Real estate in the region has reached a record breaking high ever since it began to be known as one of the most sought after tourist destinations in the world. Due to the infrastructural developments pushed by King Mohamed VI, more foreign businessmen and tourists are arriving into the region to engage in different activities. This is similar in entertainment, recreation, business, and pleasure. Real estate developers found themselves ramping up their drive to improve infrastructure and accommodate this steady growth in investment. Location dictates the nature of business in a particular Moroccan area; for instance, prime shoreline properties are being transformed into luxury resorts and hotels. Residential buying and selling is also on the rise as many foreign investors and tourists, move to the region to settle down or set up shops. The areas within the city limits are being developed for entertainment and Class A office spaces, most of which target middle to upper class entrepreneurs and companies. Condominiums, hotels, apartments, and simple bachelor pads are being constructed to accommodate the needs of every individual who decides to settle down. |
