Quezon Province - The Largest In Southern Tagalog

With forty municipalities under it, each with its own distinct experience and tourist attractions, Quezon province offers a great mix of historical touches, tourism, and a laid-back pace of life that can let you relax away from the pressure of all the big urbanized cities. Quezon province is named after the second president of the Philippines, Manuel Quezon. In terms of location, the entire province is situated southeast of metro Manila. The province is famous for the mountains in the Sierra Madre mountain range, as well as mount Banahaw, which gets plenty of visitors throughout the year, peaking during the Holy Week, when Christians make spiritual pilgrimages to the extinct volcano.

Quezon Province’s Geography

Quezon is quite a large province in terms of land area, at eight thousand seven hundred square kilometers. On one side, the northern portion of the province is bordered by the Philippine Sea, and on the other is the Sierra Madre mountain range, and the highest mountain in the province is Mount Banahaw, at almost two thousand two hundred meters. Mount Banahaw is also the one supplying power to the Makban Geothermal Power Plant.

There are thirty-nine municipal areas in the province, and there are two cities, one of which is Lucena, the provincial capital and the most urbanized area in the province. The whole province is ranked as the sixth in total land area. Aside from the main portion of the province, the Polillo Islands are also part of Quezon Province. Traveling from the capital of Lucena going to Manila, it’s one hundred thirty-seven kilometers that you’ll cover by road.

Proposed Area Division

There is currently a proposed legislation that will, if it is approved, divide Quezon into two distinct provinces,Quezon del Norte and Quezon del Sur, meaning north and south provinces respectively. It has not yet been approved, but if it will be, then the proposed province of Quezon del Norte shall keep Lucena City as its provincial capital, while Quezon del Sur will have Gumaca as its new provincial capital. There is no new boundary change to the individual towns, and the two provinces will still remain as part of the original ZON (denoting Quezon province) in the CALABARZON provinces.

Economy of Quezon Province

The division of the province into two portions poses no problems however, as the geographic nature of the province remains unchanged and life still goes on for the residents. Agriculture is the staple industry leading the economy of Quezon and still remains as its backbone. The largest industry in the province is coconut growing, which accounts for a large portion in terms of land use throughout Quezon. The province is also the biggest exporter throughout the country for coconut products like copra, and coconut oil as well. There is also a mature fishing industry that is also one of the staple outputs in the province.

Tourism in Quezon

Aside from the aforementioned Mt. Banahaw, there are still lots of other tourist attractions to be found in Quezon, most of which make for an attractive destination because of the relatively short travel time involved in getting to the province by car from Metro Manila, which takes around one hour for you to get to Tiaong, the nearest town in location from Manila.

Lots of cultural points of interest lay within the province, such as the local museum, the Gintong Yaman Ng Quezon Museum, having an extensive exhibit of the life and memorabilia left by the late Manuel Quezon, the former president whom the province is named after. For recreation, Perez Park offers seven hectares of land area where you can spend a nice time with your family, or tour the interior of the man-made cave located within the park area. Most of the park areas are child-friendly, and you can have a safe and fun time touring the area even if you’ve brought along small children.

Investing In Properties Located In Quezon

The most prevalent market for real estate properties located within Quezon Province is the agricultural and farmland property class. Most of the properties are coconut plantations, although there are also other agricultural properties for sale, like small vegetable farms or other types of agricultural output. In the end though, it’s still for the purpose of earning through operating a plantation or farmland for agricultural products, mixed with the occasional livestock breeding.

A lot of infrastructure development is going on in Quezon province, not only to promote urban development and enhance the economic growth of the province, but also to preserve the rich natural resources available to the residents. Projects like two-billion dollar investment for Quezon Power Plant. Such things will greatly boost the growth that Quezon is experiencing. It’s fair to say that once all infrastructure improvements are in place, the value of properties in Quezon will shoot up and possibly even double their prices. The present would be the best time to invest in land within Quezon province, not only for agricultural and commercial properties but also for residential homes.

Quezon province is a nice location for vacation homes, and developments like Villa Escudero only reinforce that point. For your vacation home money, Quezon province is one of the most ideal places to put up a residential property for your second home, as there is enough urbanization to keep you close to the comforts of city life that you’ve grown used to, and yet the province has not reached the level of urbanization prevalent in the bigger cities in Metro Manila, and it still has its laid-back charm that gives just a nice touch to your vacation property. From just a million pesos for a residential unit for you and your family, all the way up to multimillion agricultural land, you can take your pick out of the many properties for sale in Quezon province and select a real estate property that’s right for your budget and purpose, and see firsthand how the property you buy appreciates in value.
